Renovating Tips

Renovating your home can increase the house value and improve your way of living. There are certain steps you should take if you’re considering renovating your home, to ensure you get the best result. So where do you start?

1. Research

  • Figure out which room(s) you want to renovate. Would it be more convenient for you to renovate one room at a time, or altogether? Think about how it may be inconvenient for you to be living at the home while the renovations are taking place, especially if you have small children.
  • Think about what you want to do to each room. Go online, look through magazines and books and seek advice from friends and family as to the best way to change the room.
  • Start pulling out examples of rooms that you like and which elements you want from each room.

2. Design and Plan

  • Draw the design you want so that you can visualise where everything will be placed and exactly what changes need to be made.
  • Think about who will be making the changes – is this a DIY job or will a professional have to renovate for you?
  • Think about colours and the layout so that when you want to start, you know exactly what you need to buy and how much you need to spend

Decorating your home for sale

Imagine going to a house inspection, the place is messy, the kitchen is dirty and everything is all over the place. First impressions last, and you need to take this into consideration when putting your house up for sale. Many people will be walking through and you want to give them the best impression of your house possible. So how do you do that? Here are a few simple tips to help you get your house sale ready!

If you’re still living in the house, you need to make the house as clean and neat as possible. This helps buyers visualise what they can do with the property, as well as improving the overall ambience.

  1. Consider storing all your possessions you don’t use daily in a storage facility or at a friend’s house. Kennards and Storage King offer self-storage options.
  2. Get rid of excess possessions on table tops, chairs and shelves. The less clutter you have, the better
  3. Make sure all clothes have been put away so that they are neat and tidy

If you’ve moved out of the house, you might want to try an interior decorator or a ‘home stager’. They will help furnish and design the home to make it look the best it can. The more visually appealing the house looks inside, the more likely someone is to buy it as their dream home. Some other tips on how to make your home sale ready are:

  1. Make sure the house smells great before an inspection – use an air freshener, or put some fresh flowers around the house
  2. Make any repairs necessary – paint chips, replace light bulbs and door knobs
  3. Keep furniture and clutter to a minimum, this will help the rooms look more spacious
  4. Dress up the bathroom. Use aroma reeds, pretty soaps and arrange the towels so that they look like a hotel. This will help the buyer think that this would be the type of place they would like to come home to.
  5. Use mirrors strategically, they make rooms appear bigger
  6. Don’t forget the garden – make sure the lawn is mowed and the trees are pruned

The main thing to remember when selling your house is that you need to make it as attractive as possible and give buyers a pleasant feeling when they walk in each room. Even the smallest effort can make a big difference. Good luck and happy selling!
